Rent & home size
Villa options are spaced at least 50 m² apart, with three size choices and distinct ascending rents in each of the nine priced locations. They use researched private-pool rental asking prices, not a generic per-m² rate. Chiang Rai’s 250 m² and Khon Kaen’s 330 m² prices are calculated between smaller and larger researched homes in the same location and rounded to the nearest ฿500; they are estimates, not extra listings. Lampang has no verified long-term pool-villa benchmark, so its rent stays unpriced. Some evidence is older or tenant-occupied. Size, suburb, quality, season, lease term and inclusions all affect real rents; this is a selected planning ladder, not a statistically representative city average. Source sizes are reported indoor/living/usable area where stated, or property size stated separately from land; none has been independently measured.
Condo and townhouse estimates retain the supplied rental research and earlier planning benchmarks. The low-budget condo sizes use budget-band references where available. These are not measured averages for every home size; some supplementary benchmarks were not rechecked in this revision.
Food, transport & lifestyle
Delivery budgets use the supplied £4 Thai, £5 mixed or £6 Western allowance per person per meal, for 3 meals a day over 30 days. Cooking at home uses £235 per person per month; delivery and groceries are not added together. Each fancy dinner replaces one delivery meal, but groceries are not reduced.
Transport uses the supplied ฿50 per bike or ฿120 per car, for 2 journeys a day over 30 days. Bikes scale per person. Shared taxis assume up to 4 people per car; larger households use another car. Massage ฿250, night out £30, fancy dinner £20, activities/day trips ฿1,500 and self-care £10 per visit are user-selected planning allowances, not researched local averages. Self-care includes nails, hair or similar visits. Each quantity applies per person, and the household total multiplies by the number of residents. Gym is a monthly membership, charged once per person when Yes is selected, not per visit.
Coffee uses ฿70 per cup and gym uses ฿1,700 per person per month: rounded from Numbeo Thailand’s crowd-sourced averages of ฿68.05 for a regular cappuccino and ฿1,707.78 for monthly fitness-club membership. The retrieved snapshot was last updated 14 June 2026 and was checked on 4 October 2026. These are national planning defaults, not live or city-specific quotes. Official gym prices checked for context included Apex Fitness (Chiang Mai) ฿1,500 per month, Fitness24Seven’s regular ฿1,399 recurring monthly plan, and Gym Club Phuket ฿3,250 per month; these examples are not averaged into a new statistic. Joining, access and personal-training fees are excluded.
Muay Thai uses ฿400 per group class, based on Spirit of Siam’s advertised single-class price checked 4 October 2026. This is one published price example, not a Thailand-wide average; private lessons and specialist camps cost differently. Coffee allowances exclude snacks and delivery. Only add a trip, meal, class or treatment when its cost is not already included elsewhere.
Utilities & villa upkeep
Electricity scales from the supplied indoor-size examples, with an assumed 15% increase per additional person. It is not a verified pool-villa electricity bill. Standard allowances are Wi-Fi £14 per home, water £1.50 and a SIM-only phone contract £7.50 per person. Where a villa benchmark includes Wi-Fi or water, that bill is not added twice; other properties may differ. Known extra maintenance charges in the benchmark appear as a villa upkeep allowance. Pool-pump electricity and unknown pool/garden charges are excluded.
Currency & other costs
Fixed planning conversions, not live rates. The existing GBP, THB, USD and EUR amounts are unchanged: £1 = ฿45; US$1 = ฿33.3. Australian dollars and the other added currencies use a saved GBP-based ExchangeRate-API snapshot dated 10 August 2026, retrieved on 4 October 2026. The added rates are not a current exchange quote; the combined set deliberately preserves the older project conversions. The planner works offline and does not refresh rates automatically. Rates by ExchangeRate-API. Bank/card spreads, fees and differing official or cash-market rates are not included. Currency names and codes identify the selection; discontinued codes, crypto, metals and accounting units are omitted. KPW has no supported rate and is not offered. Monthly rows keep the existing two-decimal planning precision, and the total adds the displayed rows. Activity conversions use unrounded source amounts before rounding monthly costs.
Flights, visa costs, taxes, insurance, deposits, household purchases and contingencies are not included. Gym and other leisure activities are included only when selected; zero visits or No membership means no charge.

Everyday bills & electricity
Source: Jordan’s supplied personal bills and rental research, sections 8–9. The reference electricity bill was 294 kWh costing ฿1,249.27, converted to £27.76 for an approximately 40 m² home. The 65 m² and 100 m² figures are estimates derived from that reference; the additional-person factor is a planning assumption. The underlying personal bill is not published here. Wi-Fi, water and SIM-only phone amounts come from Jordan’s own example, not independently surveyed city averages.
